Background
KWG Group Holdings Limited (01813.HK) is a mainland Chinese real estate company listed in Hong Kong, mainly engaged in property development and investment property businesses.
Mainland developers have only a short history in Hong Kong’s public land market. Of the 26 residential sites put out to public tender by the Hong Kong SAR government between 2005 and 2009, mainland companies did not win a single one; it was not until May 2011 that COLI won a site in Kowloon Tong on its own for HK$579 million, becoming the vanguard of mainland companies bidding for land publicly in Hong Kong. Thereafter, mainland developers including Poly Property, Vanke’s Vanke Property (Hong Kong), Shimao Property, Minmetals Land, Logan Property, KWG and Longfor took part in Hong Kong’s public land auctions one after another; by 2016 and 2017, mainland developers had become the main buyers in the Hong Kong land market and repeatedly set new records for “land kings”.
After the liquidity crisis in the real estate industry broke out in 2022, it became common for wealthy owners of mainland private developers to sell off Hong Kong luxury homes. According to Guandian, from 2022 to 2026, the actual controllers and senior executives of dozens of troubled private developers, including Evergrande, Shimao, Xiangqi, Aoyuan, CIFI and KWG, disposed of Hong Kong luxury homes en masse.
